Description
Deck Renovation in San Francisco
Purpose of loan:
This loan will be used to finance the replacement of a 30-year-old deck in San Francisco. The current deck, while in acceptable condition, is beginning to raise life/safety/health concerns. It has 12 months of certain usability and maybe up to three years of sketchy usability. After that point in time, the situation will grow increasingly sketchy. This deck is also the only true means of regular egress from a second-floor apartment at a multi-unit property that I own along with two other TIC partners. (I reside in this second-floor apartment.) The new deck will be properly permitted and constructed with an artificial material like Trex Transcends or Fiberon Horizons.

My financial situation:
I have documentable income in excess of $135,000 per year. I held another Prosper loan (for $20,000 or so) several years ago that I paid off without any difficulties. I take my creditworthiness very seriously and am committed to making investments that will improve the quality and re-saleability of the underlying asset (an expensive multi-unit building in the San Francisco area). I have liquid assets greatly in excess of the loan amount but am looking to avoid liquidating those assets, the better to avoid triggering short-term or long-term capital gains.
